- The Final Walkthrough: You need to walk through the empty house with the tenant and compare its current condition to the initial property inspection report and the photos you took on the day they moved in.
- Fair Wear and Tear vs. Damage: Under NZ law, you cannot charge a tenant for "fair wear and tear" (like slightly faded paint or worn carpet in high-traffic areas). You can only claim money from the bond for intentional or careless damage (like a hole punched in the wall).
- The Bond Refund: Once you agree on any deductions for unpaid rent or repairs, both parties must sign a Bond Refund form and send it to Tenancy Services. If you can't agree, you have to apply to the Tenancy Tribunal to resolve the dispute.
