1. The "I Can Move In Tonight" Urgency
If someone is desperate to move in immediately, ask yourself: Why? Most responsible tenants plan their moves weeks or months in advance to coincide with the end of their current lease. "Emergency" moves often mean they’ve been evicted, they're running from a bad situation they created, or they've been couch-surfing because no one else will take them. Extreme urgency is rarely a good sign for a stable tenancy.
2. Offering 6 Months' Rent Upfront
It sounds like a dream, right? Cash in the bank! But offering a massive lump sum upfront is a classic tactic used by people who know they won't pass a background check. It’s also a common move for people who want the landlord to leave them alone for six months—perhaps while they set up a business in your garage that wouldn't pass a council inspection. A reliable tenant pays weekly or fortnightly, like clockwork.

3. Vague Employment Details
"I'm a freelancer" or "I work in consulting" are fine answers, but they must be backed up by bank statements or tax records. If an applicant is reluctant to provide proof of income or gives you a generic "work" email address (like consultant123@gmail.com), they might be between jobs or exaggerating their earnings. In a 2021-era townhouse with high rent, you can't afford to take a "maybe" on income.
4. The "Bad-Mouth" Landlord Reference
Listen carefully to how they talk about their current landlord. If they describe their current manager as "a nightmare," "totally unreasonable," or "out to get them," there’s a high chance they are the problem. While there certainly are bad landlords out there, a pattern of conflict is a major red flag. If they’re fighting with their current manager, they’ll probably be fighting with you in six months.
5. Inconsistencies Between App and Reality
During the viewing, did they mention they have a "small dog," but their application says "no pets"? Did they tell you they live alone, but the application lists three other adults?
